The Campos Plaza II Preservation team includes L+M Development Partners (L+M), and Type A Projects (TAP), three established developers with decades of development experience. L+M’s Community Affairs Division, and L+M’s Builders Group will be responsible for implementing the resident engagement and rehabilitation plans. C+C Apartment Management will serve as the property manager.
Each member of the team has experience implementing development plans that strengthen neighborhoods and support residents. All team members’ resident forward approach to development, coupled with team’s experience executing on similar PACT projects such as Triborough Preservation, Cross Bronx Preservation (Baychester and Murphy Houses), and Stanley Avenue Preservation (Linden Houses and Penn- Wortman Houses), will result in the successful conversion and rehabilitation of Campos Plaza II.
L+M Development Partners (L+M) is responsible for the successful NYCHA PACT conversions of over 3,500 units throughout Manhattan, the Bronx and Brooklyn and has set a standard for excellence in physical rehabilitation and resident and community engagement for the PACT program. Our experience with NYCHA and the New York City Housing Development Corporation (HDC) is unparalleled and includes complex and pioneering projects such as Cross Bronx Preservation, Marcus Garvey Apartments, Harlem River Houses, Harlem River II, and Stanley Avenue Preservation. L+M, alongside its partners, led these a highly qualified teams, implementing resident-informed revitalization plans that are delivering modern amenities and securing community benefits for generations.
To complement this expertise, Type A Projects brings a reserve of capacity and oversight for the work of the Campos Plaza II conversion, along with their decades of experience in developing hundreds of units of affordable housing, 1,000,000 square feet of public schools and a host of social service and nonprofit facilities – all executed alongside community partners and nonprofit organizations. Type A has both a demonstrated ability to deliver complex projects on time and on budget and a deep commitment to community engagement at every stage of development.
Resident collaboration is at the core of all our work, and we are committed to being partners with residents every step of the way. For this project we will ensure that residents have a voice in the decision-making process. The team will include L+M’s Community Affairs Division, C+C Apartment Management staff, and the selected non-profit Social Service Coordinator to engage with residents and local community leaders throughout the development process. L+M’s Community Affairs and Engagement teams have participated in the successful PACT conversions of over 4,100 units of NYCHA housing in which they collaborated closely with Tenant Associations to execute on initiatives that empower residents within these developments.
